Mold Remediation After Water Damage in Sun City West
The EPA says to dry water damage within 24 to 48 hours to stop mold from growing. In a warm Arizona house the safe window is shorter, because heat helps mold grow, so fast extraction and drying matter most. If you have found mold after a leak, call us and talk through what was found. We will tell you what we can see, what we can measure, and what happens next.
This page explains what mold after water damage is, where it hides, and how the work is done. It is a help page, not a sales page, and it makes no promises about health.
The EPA rule: dry within 24 to 48 hours to prevent mold
The EPA, the United States Environmental Protection Agency, says to dry water damage within 24 to 48 hours to stop mold from growing. That is the window for a leak found the same day. Mold can start in 24 to 48 hours, and once it starts, it grows on any surface that stays wet: drywall, wood, carpet, and the paper backing of insulation.
In a warm Arizona house the window is shorter. Heat helps mold grow, and a house that sits warm and damp after a leak gives mold the conditions it needs. We do not give a Sun City West hour count, because there is no published one, and we will not invent one. What we can say is this: the sooner the water is out and the drying starts, the less chance mold has to take hold.
That is why the drying starts the same visit. We extract the standing water first, then we place fans and dehumidifiers where the moisture readings say they are needed, and we take readings every day until the structure reaches the dry standard. Fast extraction and drying are the best defence against mold, and they are the first thing we do. If the house has standing water right now, our emergency water extraction page tells you what to do first.
Where Sun City West mold hides
Mold after water damage hides where the water went and no one looked. It grows where a surface stayed wet, and it is often found in places you cannot see without opening something up. Here are the five places we check first.
Behind kitchen and bathroom cabinets
Water runs behind cabinets and sits there, where no one can see it. The back of a cabinet, and the wall behind it, can stay wet for weeks while the front looks fine. If the cabinet smells damp, or the wall behind it is soft, the wet has been there a while.
Under dishwashers and washing machines
A dishwasher or a washing machine can leak a little at a time, and the water runs under the machine and into the floor. The machine hides the wet, and the floor under it stays damp. If the floor near the machine feels soft, or the machine has been moved and the floor under it is stained, the leak has been running for a while.
Around the air handler and in the AC closet
The air handler and the AC closet are damp places by nature, and a clogged condensate drain can send water into the closet and the wall around it. The closet is often closed, and the wet can sit there for weeks. If the closet smells damp, or the wall around it is stained, the drain may have been blocked for a while.
Inside walls that stayed wet
A wall can look dry on the surface while the inside is still damp. Water gets into the wall from a leak above or behind it, and the inside of the drywall stays wet long after the surface has dried. We measure the inside of the wall with a moisture meter, because touch cannot tell you what is wet inside.
Under flooring that felt dry on top
A floor can feel dry on top while the pad below it, or the slab under it, is still wet. Carpet hides the wet, and tile hides it too, because the water sits under the flooring where no one walks. If the floor smells damp, or a tile has lifted, the wet may have been there for weeks.

The process: containment, then HEPA, then removal, then cleaning
The work is done in four steps, in this order. Each step has a job to do, and the order matters, because each step protects the next one.
Containment
The area is contained so spores do not spread through the house. We close the doors and seal the opening, so the work area is separate from the rest of the house. The containment stays up while the work runs, and it comes down only when the work is done and the area is clean.
HEPA filtration and vacuuming
HEPA filtration and vacuuming are used on the work area. A HEPA filter catches the small particles that a normal filter lets through, and the air in the work area is filtered while the work runs. The surfaces in the work area are vacuumed with a HEPA vacuum, so the dust and the spores are taken out, not spread around.
Removal
Wet material that cannot be cleaned is removed and disposed of. Drywall that has soaked through, insulation that has stayed wet, and carpet pad that cannot be dried are taken out and bagged, so they do not stay in the house. What can be cleaned is left in place, and what cannot be cleaned comes out.
Cleaning
What is left is cleaned. The surfaces in the work area are cleaned, and the area is dried, so the work is finished on a dry surface. The cleaning is done before the containment comes down, so the rest of the house stays clean. The work is measured against the IICRC S520, the industry standard for mold remediation. We do not claim IICRC certification, and we do not list any certificate numbers.

Testing and third-party clearance, where it applies
Sometimes a separate tester checks the work after it is done. The tester is a third party, not the company that did the work, and the tester checks whether the work area is clean and dry. This is called clearance, and it is arranged where it applies, for example when the work was large, or when the insurer asks for it.
SunWest does not provide testing or clearance itself. We do the drying and the removal, and we document what we did, with photos and moisture readings. The testing and the clearance, where they apply, are done by a separate tester, and they are arranged for the job, not by us.
If clearance applies to your job, we will tell you before the work starts, and we will tell you what it means. The work is not finished until the area is clean and dry, and the readings show it. The tester, where one is used, checks that, and the log of the work goes to you and your adjuster.
What we will NOT claim: no health diagnosis
We do not diagnose health effects. We do not say whether mold in a house is making anyone ill, and we do not call growth black mold as a diagnosis. The term black mold is used by many people to mean many things, and it is not a diagnosis. If health is a concern, talk to a doctor.
What we do is find the wet, dry it, and remove what cannot be cleaned. We measure with a moisture meter, we dry to a reading against a dry standard, and we document what we did, with photos and readings. That is the work we do, and it is the work we will talk through with you on the call.
Frequently asked questions
These are the three questions we are asked most about mold after water damage.
How fast does mold grow after water damage in Arizona?
Mold can start in 24 to 48 hours. Heat shortens the window, and a warm Arizona house gives mold the conditions it needs sooner than a cool house. There is no Sun City West specific hour count, and we will not invent one. The sooner the water is out and the drying starts, the less chance mold has to take hold.
Do I have to move out?
Usually no. Containment keeps the work area separate from the rest of the house, so you can stay in the house while the work runs. If the work is large, or someone in the house has a health concern, talk to us and to your doctor. We will say plainly what the job needs.
Should mold be tested first?
Testing can help where the extent is unclear, and a third-party test is arranged where it applies. The first step is always to find the wet and dry it. Call us and we will talk through what was found, and we will tell you what we can see, what we can measure, and what happens next.
