Slab Leak Water Damage in Sun City West, AZ
A warm spot on the floor, a water bill that jumps for no clear reason, or a damp patch that will not dry. Those are the three classic signs of a slab leak, and in Sun City West they usually mean the same thing: the original copper supply lines under the slab, now 30 to 50 years old, have worn through in hard water.
If your water pressure has dropped too, call us. We will measure the wet area, show you the readings, and tell you what happens next. The pipe is fixed by a licensed plumber. We dry the structure, document the damage, and rebuild what is wet.
Signs of a slab leak in a Sun City West home
A slab leak is a leak in a water line under the concrete slab your house sits on. You cannot see the pipe, so you have to read the signs. Here are the six we look for first.
A warm spot on the tile
A warm spot on the tile, or on the floor, is the most common sign of a hot water slab leak. The hot water line under the slab leaks, and the heat comes up through the floor. Walk the house in bare feet. If one spot is warm and the rest is not, that is the place to check first.
A water bill that jumps
A water bill that jumps for no clear reason, when no one has used more water, means water is running somewhere. Compare the bill with the same months last year. A bill that has doubled, or that keeps climbing, is worth a call, even if you cannot see any water.
A damp patch that will not dry
A damp patch on the floor, or on the carpet, that will not dry is water coming up from below. It may be small, and it may come and go, but if the same patch keeps coming back, the water is still running. Do not cover it with a rug and forget it.
The sound of running water when every tap is off
If you can hear running water, or a hissing sound, when every tap in the house is off, water is running in a pipe. Put your ear to the wall, or to the floor, in the room where the sound is loudest. That is often the room above the leak.
Low water pressure
Low water pressure at the taps, when it used to be fine, can mean a leak is taking water before it reaches the tap. Check more than one tap. If the pressure is low all over the house, and not just at one tap, a leak under the slab is one of the causes to check.
A floor that feels warm in one spot
A floor that feels warm in one spot, even when the heating is off, is the same sign as the warm tile, and it is worth checking on its own. The heat from a hot water leak warms the slab, and the slab warms the floor above it. If the warm spot is growing, call us.
If you have one of these signs, call us before the leak runs any longer. A slab leak does not stop on its own, and the longer it runs, the more of the house gets wet. If the house has standing water right now, our emergency water extraction page tells you what to do first.
Why Sun City West copper fails: age, hard water and soil movement
Most Sun City West homes were built between 1978 and 1997, and most of them still have their original copper supply lines under the slab. That copper is now 30 to 50 years old. Copper is a good pipe, and it lasts a long time, but it does not last forever, and in Sun City West it has two things working against it: hard water and soil movement.
Hard water wears copper from the inside. The water in Sun City West is hard, which means it carries minerals, and over years those minerals wear the inside of the copper pipe. The wear is slow, and it is worst where the water moves fastest, or where the pipe bends. One day the pipe wall is thin enough to give way, and the leak starts. EPCOR is the local water provider for Sun City West, and it is the source to ask about the water in your area.
Soil movement adds to the wear. The ground under a slab home moves a little with the seasons, as the soil dries and wets. The pipe is set in the slab, and the slab moves with the ground, so the copper flexes a little, year after year. Over 30 to 50 years, that flexing, and the hard water, wear the pipe through. That is why slab leaks are common in Sun City West, and why they are usually found in the oldest lines first.
Detection: thermal imaging and moisture mapping
We find a slab leak without tearing up floors. We use a thermal camera, which shows the warm and cool areas of the floor, and a moisture meter, which reads how wet the slab and the flooring are. The warm spot on the camera, and the high reading on the meter, show us where the wet area is, before anything is opened up.
We show you the readings. The thermal image shows the warm area on the floor, and the moisture readings show how wet it is, room by room. We write the readings down, and we give them to you, so you can see what is wet and what is dry. The readings are also the start of your insurance documentation, if you need to make a claim.
The first visit is a free moisture inspection. We come out, we measure with the moisture meter, and we tell you what we find. If the readings say the slab is wet, we talk through what happens next: the plumber fixes the pipe, and we dry the structure and rebuild what is wet.

Who fixes the pipe, and who dries and restores
A plumber fixes the pipe. We dry the house and rebuild what is wet. That is the split, and we will say it straight. A licensed plumber finds the leak in the pipe and fixes it. SunWest Restoration does not repair the pipe. We dry the structure, document the damage, and rebuild what is wet.
If you already have a plumber, we work with them. Tell us who they are, and we will talk to them about what we found, and about when the pipe will be fixed. If you do not have a plumber, we tell you who to call. We do not fix pipes, and we do not pretend to. We dry and rebuild, and we leave the pipe to the plumber.
The order matters. The pipe is fixed first, and then the drying starts. There is no point in drying a floor while the pipe is still leaking. Once the plumber has fixed the pipe, we dry the structure, take daily moisture readings, and rebuild what is wet. The readings decide when the drying is done.
Repair or reroute: what your plumber will discuss
When the plumber finds the leak, they will talk to you about two ways to fix it: a spot repair, or a reroute. A spot repair means opening the slab at the leak and fixing the pipe where it failed. A reroute, also called a repipe, means running a new line over the top, usually in PEX, that bypasses the old copper altogether.
The plumber decides which one fits your house, and quotes it. The choice depends on where the leak is, how old the rest of the copper is, and what it costs to open the slab against what it costs to run a new line. We do not decide it, and we do not quote it. The plumber does.
We dry and rebuild after the pipe is fixed. Once the plumber has finished, we dry the structure with fans and dehumidifiers, take daily moisture readings against a dry standard, and rebuild the drywall, flooring and cabinets that stayed wet. Dry is a measurement, not a feeling, and the readings decide when the work is done. To read about the full service, from extraction to rebuild, see our water damage restoration page.
Frequently asked questions
These are the three questions we are asked most about slab leaks.
Does insurance cover slab leaks in Arizona?
We cannot promise that. Check your policy and your agent. Cover depends on the policy and on what caused the leak, and it varies from one policy to another. What we give you is the paperwork a claim needs: photos, moisture readings and a written itemised scope.
Do you repair the pipe or only dry?
We do not repair the pipe. A licensed plumber fixes the pipe, and we dry the structure, document the damage and rebuild what is wet. If you already have a plumber, we work with them. If not, we tell you who to call.
How is a slab leak found without tearing up floors?
We use thermal imaging and moisture mapping. A thermal camera shows the warm and cool areas of the floor, and a moisture meter reads how wet the slab and the flooring are. We measure before anything is opened up, and we show you the readings.
